What is the minimum down payment?

Some programs don’t require any down payment. It depends on a few factors such as credit, income, etc.

Do these loans have mortgage insurance?

Mortgage insurance is on conventional loans if you have less than 20% equity in the home. All FHA loans have mortgage insurance regardless of equity.

Can I buy an investment property with a conventional loan?

Yes, you can purchase investment properties with a conventional loan.

How is my debt-to-income ratio calculated?

To calculate your DTI, take your monthly debt payments divided by your gross monthly income. A DTI limit of 45-50% is on most first time home buyer programs.

What paperwork is required?

  Painless experience,highly recommend him Noah exhibits very good people skills understanding the customer 100%. This characteristics is so important as I did not have a clue on the process.
